Zestimate Or Not To Zestimate
The quick answer is YES! Here’s why you should do both!...
Earlier this month Zillow announced the shuttering of its home flipping business largely due to inaccuracies in predicting home values. Zillow has acknowledged their algorithm is 82% accurate in predicting Seattle area home values within 10% of the actual selling price. So for nearly 20% of Eastside homes, Zestimate is off by more than $130,000!
As one of our mentors said years ago, it’s equal parts “Art & Science”! We’re all for algorithms, but obviously, they aren’t enough. There is a tremendous amount of assessment, planning, preparation, staging, marketing and negotiating that absolutely influences the actual selling price for better or for worse.
We like to think of Zestimate as a starting point and then we operate like forensic scientists looking for all of the opportunities to make the home as appealing and attractive to as many prospective buyers as possible. Of course the more buyer interest the better and we’re experts in creating buyer demand and ultimately delivering top dollar for you!
